02Anyone offering to “cover my deductible”?

That’s not a discount, it’s insurance fraud with your name on the claim, and illegal in many states. A pro won’t go near it.

03Tear-off or layover, and why?

Both exist for a reason. What you want is a roofer who explains the trade-off on your roof, not the one that’s fastest for them.

04What does rotten decking cost, per board?

Some rot is normal on old roofs. The number belongs in the quote, before tear-off, not in a mid-job phone call you can’t refuse.

05Who registers my shingle warranty?

Manufacturer warranties need proper installation and registration. Ask who files it, and what voids it, before the first bundle lands.

Do you charge for estimates?+
No. Written estimates for replacements, repairs, storm work and commercial roofs are always free, we visit, measure, talk through materials and scope, and email you a clear, itemized quote with no obligation.
How soon can you start?+
Most estimates go out within a day, and typical projects are scheduled within one to two weeks. For urgent re-roofs, before a move, a sale or an event, just tell us the date and we'll do our best to fit you in.
What does “free estimates” mean?+
Before any work begins, we give you one clear quote to approve, prep, materials and labor included. No hourly meter, no surprise add-ons at the end. You always decide before we start.
What should I do before the crew arrives?+
Very little. Move cars out of the driveway, take fragile things off shelves on the top floor, vibration travels, and let us know about pets. We protect landscaping and siding before the first shingle moves.
Do I need to be home during the work?+
Only for the first walkthrough and the final one. Most replacements run one to three days, we text progress photos and the crew lead is reachable the whole time.
How do you price a roof?+
We measure, photograph and quote flat, tear-off, materials, labor, haul-away, one number in writing. Rot repair is priced per board up front, so even surprises have a known price.
Can you work from my insurance estimate?+
Yes, bring it. We meet adjusters on site, document what the desk estimate missed, and do the work to the scope that actually restores the roof.

What materials do you install?+
Architectural shingles from the major manufacturers, standing-seam metal, and TPO or torch-down on low slopes, always the full system: ice shield, underlayment, flashing, venting. Prefer a specific line? We quote it.
What actually happens during the inspection?+
Every slope walked, every flashing checked, attic moisture read, photos of all of it. You get a report with a remaining-life estimate and an honest verdict: fix, watch, or fine.
How long does a replacement take?+
Most homes are one to three days, weather permitting. You will know the plan, and the forecast we are watching, before we start.
Which material fits my house?+

Do you handle permits and code?+
Yes, we pull the permit, meet the inspector and build to current Oregon code, including venting and ice-shield requirements. The paperwork lands in your project folder.
Weather, durability & guarantee
Is a leak an emergency?+
Active dripping is. We tarp same-day whenever weather and daylight allow, then plan the permanent fix without the pressure of a wet ceiling.
Why do some roofs fail at year twelve?+
Ventilation and flashing, almost every time. A roof that cannot breathe cooks its own shingles, and flashing shortcuts leak long before the shingles wear out. Both are craft problems, not material problems.
Can you roof in Portland rain?+
We plan around fronts, tear off only what we can dry-in the same day, and never leave a deck exposed overnight. Winter repairs happen between systems, replacements wait for a workable window.
What about moss on Portland roofs?+
Moss is a Portland certainty, not a defect. We remove it gently, never pressure-wash shingles, and install zinc strips at the ridge so it stays away. It is part of the Care Plan checklist.
